This is how it was for my parents after they separated. My father rented an apartment for nearly 10 years and was eventually able to buy another home with the help of a friend. My mother continues to rent the same apartment over 25 years later.


My first time renting came when I went away to University. I had a bedroom in a basement with 2 other room mates. The only privacy I had was my bedroom but it was better than sharing a room in a residence like so many of my friends did.

When I returned home from university I found it difficult to give up the independence and freedom that I had enjoyed. Like many students, I had accumulated a lot of debt from school and without a stable job I couldn’t afford the rent in Toronto. So I moved back home to live with my mom while I reduced my debts and tried to get established.


I continued renting until 2007 when my future wife and I decided we would buy a condo downtown. I had great credit, good income but no money for a down payment. I consider myself fortunate because without her there was no way I would have had enough to buy a place on my own.


Looking back at how I became a home owner and remembering how long it took my dad to become one again I realized two things – my dad and I are among the lucky ones and that while my dad and I had help, there are many others like my mother who aren’t as lucky.


We all need a place to live. The truth is that renting is more of a necessity than a choice. Given an option I believe that most people would prefer to own their home. The reality is that home ownership is beyond reach for many people.


When you think about it it’s easy to see why. You need great credit, job stability, a good income, and a down payment to get a mortgage. If you’re missing one of these then you’re out of luck.


There are good reasons for this and you only need to look south of the border and at the global fallout from the subprime crisis to understand them. Home ownership is the best way for Canadians to build generational wealth for their families but it usually feels like a “private club” with many would be buyers left standing on the outside looking in.
